Asphalt Sealcoating

A protective wear layer that shields your asphalt from sun, water, and chemicals — and restores that fresh, jet-black finish.

Sealcoating is the single most cost-effective thing you can do to extend the life of your asphalt. It acts as a sacrificial wear layer, absorbing the brunt of traffic friction, sun oxidation, water penetration, and chemical spills that would otherwise cause the underlying asphalt to rapidly degrade.

Hot Rubber Crack Filling

Polymer-modified rubber, melted to 400°F and poured into prepared cracks — a flexible, watertight seal that stops freeze-thaw damage.

Cracks are how asphalt dies in Michigan. Water gets in, freezes, expands, and turns small cracks into alligatored areas and potholes. Hot rubber crack filling seals them shut before that cycle can start.

Infra-Red Asphalt Patching

Radiant heat melts damaged asphalt back to a workable state and welds in new material — a seamless repair with no joints for water to attack.

Infra-red patching is a premium, eco-friendly asphalt repair method that uses radiant heat to melt damaged asphalt back into a workable, liquid state before blending it with new material to create a seamless, monolithic weld.

Parking Lot Line Striping

Crisp, highly visible markings for parking stalls, fire lanes, crosswalks, and ADA compliance — the finishing touch on a professional lot.

Line striping is the process of applying specialized, highly visible paint to asphalt surfaces to delineate parking stalls, fire lanes, traffic lanes, and pedestrian crosswalks. It’s the first thing customers see when they pull in — and one of the most important for safety and compliance.

Asphalt Remove & Replace (R&R)

When pavement is beyond repair, we saw-cut the failed area, remove it, and install new hot-mix asphalt — leveled and compacted to last.

Some damage is past the point of sealing or patching. Deep alligatoring, base failure, and severe rutting call for remove and replace: saw-cut the damaged area, remove the old asphalt, apply new hot-mix, then level and compact it for a repair that performs like new pavement.

Bollard Installation & Repair

Protect storefronts, equipment, and pedestrians with properly set steel bollards — installed new or repaired after impact.

Bollards are the last line of defense between vehicles and the things you can’t afford to have hit — storefronts, gas meters, loading docks, drive-thru equipment, and pedestrians. We install them right and bring damaged ones back to standard.

Catch Basin & Drain Repair

Sunken or failing catch basins destroy the asphalt around them. We rebuild and reset drains so water goes where it should.

Parking lot drains and catch basins take constant abuse — traffic pounds them, freeze-thaw heaves them, and their support structures erode. A failing drain quickly becomes a widening circle of broken asphalt and standing water.
